HOW DO I GET PAID?
I accept Venmo, or we can receive payment for Transaction Coordinator services at closing.
Who pays the Transaction Coordinator fee?
Typically the Realtor that hired the TC is responsible for the TC Fee. However, there are a lot of Agents that charge their clients an Admin Fee that covers the TC’s cost so they are not spending anything out of their own pocket.
HOW DOES AN AGENT KNOW WHAT YOU ARE WORKING ON?
I provide weekly checklists and contract updates so you always know what I am working on. I am also in constant communication with you throughout the transaction. Whenever you have a request, I respond letting you know I received it and am working on it.
WHAT MEANS OF COMMUNICATION DO YOU USE?
I communicate by email. I am also available by cell phone.
HOW MANY FILES CAN YOU HANDLE?
We have unlimited capabilities due to our highly efficient and scalable systems. We work primarily with top producers and hire additional Transaction Coordinators as we expand.
WILL YOU HAVE CONTACT WITH MY CLIENTS?
This is completely up to you. However, it is most efficient if we may communicate directly with your client. We keep you informed of all communications and CC you on emails with important correspondence.
WHAT ARE THE AGENTS RESPONSIBILITIES DURING A TRANSACTION?
The Agent is responsible for delivering all executed documents to me
IS THERE A CANCELLATION FEE OR A FEE IF THE DEAL TERMINATES?
No, we do not get paid unless you do.
CAN YOU HELP WITH A TRANSACTION I’VE ALREADY STARTED?
Yes, we can take over paperwork on a transaction that has already been started.
DO YOU HAVE ACCESS TO THE MLS?
Yes! We have full access to the MLS as well as the ability to access and create any MLS documents. We also have access to Docusign so we can send documents out for electronic signatures when needed.
MY BROKER HAS SPECIFIC FORMS THEY REQUIRE. WILL YOU MAKE SURE THESE GET SIGNED?
Yes, however you will need to forward these to your transaction coordinator.
WHAT IS THE ONBOARDING PROCESS?
We have a short onboarding process. You will fill out a Google Form asking you for some information. Once you complete the form, we add you to our system and are ready to accept your contracts!
“Full Access to the MLS”
It is hard for me to give up the "control"! How do I know that everything will get done?
This is probably the most asked question - and the most important! We know that it is your name and reputation on the line (it is ours, too!)! We use a highly structured project management system to set a timeline of all the administrative tasks that need to be performed. We know that it is hard to turn over the process, therefore, we communicate with the agents thoroughly and frequently so they know what to expect. The Agent is cc'd on all communication so you are never out of the loop!
We prefer to communicate via email as much as possible for two reasons: 1) to maintain Agent involvement and 2) to keep documentation of all communication. After one or two times through a contract, Our agents feel confident in our process and enjoy the benefits of being able to "let go"!
